A basement bedroom without an egress window isn't a bedroom in NJ — it's storage that failed inspection. A basement bathroom without an ejector pump eventually floods. We design livable spaces with code as the floor, not a surprise at inspection.

For in-law suites and legal apartments, we work with your town's zoning rules. Most Bergen County municipalities have specific rules for accessory apartments vs. in-law spaces — we know them and design to them before anyone draws anything.

Every livable-space build includes full permit packages, inspections, and a final CO where applicable.

Shower, toilet, vanity — with proper ejector or gravity-fed drainage depending on layout.

Powder-room rough-in with properly sized ejector venting, often paired with a bar or gym. Cheaper than a full bath — still needs real venting to not smell.

Kids Room & Playroom

Durable, washable finishes, safe electrical layout, soft flooring, storage built in.

Studio Apartment

Where zoning allows — kitchenette, bath, and sleeping space as an accessory unit.

Bergen County egress and in-law rules matter more than you think.

NJ requires a proper egress window (with well and ladder) for any basement bedroom — not just a hopper window. Bergen County towns vary on accessory-apartment rules: some allow them with conditions, some require kitchenette limitations, some prohibit them outright. We check zoning before design and build to what's actually legal where you live. An illegal basement apartment is the #1 reason renovations get flagged at resale.

Can I put a legal bedroom in my basement?
If we can install a proper egress window that meets NJ code (5.7 sq ft clear opening, well, ladder), yes. Most Bergen County basements can accommodate one — some require exterior excavation. We assess on the site visit.
How do you handle basement bathroom plumbing?
Usually an ejector pump system since the drain lines are below the main sewer stack. We handle the pump sizing, venting, and backup. Proper venting is what separates a bathroom that lasts from one that smells.
Can I build a full in-law apartment?
Depends on zoning. Some Bergen County towns allow accessory dwelling units with kitchenettes; some require it to be internally accessed only; some prohibit separate units. We check your specific town's rules first.
What about a separate entrance?
Where zoning allows, walk-out or separate exterior stair entries are possible — excavation-heavy but doable. We coordinate with excavation, egress, and the town.
How long for a full suite?
Full in-law suite with bedroom, bath, kitchenette typically 8–12 weeks including plumbing and electrical inspections.
