Why does my basement leak only sometimes?
Intermittent leaks usually mean the water table rises only during heavy rain or snowmelt. Hydrostatic pressure builds, finds the weakest point (a cold joint, crack, or tie rod), and pushes through. The fix is to manage the water, not just seal the visible entry point.
Interior or exterior waterproofing — which do I need?
Interior systems (drain tile + sump) are less invasive and usually enough for seepage through walls or the cove joint. Exterior waterproofing is better for bowing walls, major foundation cracks, or when you're digging anyway for other work. We recommend the cheaper one when it'll actually solve the problem.
How long does a waterproofing system last?
Properly-installed interior drain tile and a quality sump setup last 20–30 years with pump replacements every 7–10. Our workmanship warranty covers the install. The pump itself carries the manufacturer warranty.
Can you finish the basement in the same project?
Yes — and we prefer it. Finishing over an unfixed moisture problem is how drywall turns into a mold lawsuit. We waterproof first, let everything dry out for 30 days of monitoring, then build on top with full confidence.
What does it cost?
Scope drives everything: a single crack injection runs a few hundred; a full interior perimeter system with backup sump is mid-four-figures; extensive exterior waterproofing with excavation can climb higher.
