Why does my basement leak only sometimes?

Interior or exterior waterproofing — which do I need?
Interior systems (drain tile + sump) are less invasive and usually enough for seepage through walls or the cove joint. Exterior waterproofing is better for bowing walls, major foundation cracks, or when you're digging anyway for other work. We recommend the cheaper one when it'll actually solve the problem.
How long does a waterproofing system last?
Properly installed systems can last for decades with pump maintenance and replacements as needed. Our workmanship warranty covers the install. The pump itself carries the manufacturer warranty.
Can you finish the basement in the same project?
Yes — and we prefer it. Finishing over an unfixed moisture problem creates hidden moisture and indoor-air problems. We waterproof first, let everything dry out for 30 days of monitoring, then build on top with full confidence.
